Heating & AC Maintenance Checklist

  • Inspect All Filters: This includes media and whole-home air filters to ensure indoor air quality.

  • Inspect the Blower Wheel: Check for cleanliness and proper function.

  • Inspect and Test the Condensate Drain Line: Ensure it is clear and functioning correctly.

  • Inspect the Outdoor (Condenser) Coil: Check if accessible for cleanliness and condition.

  • Visually Check for Refrigerant Leaks: Look for signs of leakage in the system.

  • Check and Clean Thermostat: Test its operation for accurate temperature control.

  • Check Metering Device: Assess if accessible for proper function.

  • Measure Return Air Temperature: Ensure correct air temperature is being returned to the system.

  • Measure Supply Air Temperature: Confirm the temperature of the air being supplied.

  • Measure Wet Tub Temperature (if applicable): Check temperature for any wet or cooling tubes.

  • Check Temperature Drop(s): Evaluate the difference between return and supply air temperatures.

  • Water Wash Condensing Coil: Clean the condenser coil.

Cleaning your condenser coil will extend the life of your unit. A dirty condenser coil will cause high head pressure which then causes unnecessary added stress and makes your entire system work harder than it needs to. This causes the system to over-amp and uses more electricity than it was designed to and this result if high electricity bills and premature part failures.
